High Efficiency Electric Home Rebate Act (HEEHRA)

A Guide to California’s Home Electrification and Appliance Rebates through the Inflation Reduction Act

High Efficiency Electric Home Rebate Act  (HEEHRA)

California homeowners have a unique opportunity to reduce their energy costs and support clean energy transitions through financial assistance offered under the federal Inflation Reduction Act (IRA). The IRA has created several programs to help homeowners upgrade their homes with efficient, eco-friendly technologies. Here’s an overview of what’s available, including rebate information and tips on how to make the most of these incentives with Alternative HVAC Solutions.

What is the High Efficiency Electric Home Rebate Act?

The HEEHRA program is a major highlight under the IRA, designed specifically for households investing in electrification. If you’re considering upgrades like a heat pump HVAC system, here’s a breakdown of the rebates available to help cover costs based on your income level:

  • Low-Income Households (<80% of Area Median Income, AMI): Eligible for up to $8,000 in rebates for installing a heat pump for space heating and cooling.
  • Moderate-Income Households (80%-150% of AMI): Eligible for up to $4,000 in rebates for installing a heat pump for space heating and cooling.

These rebates provide substantial financial relief, making it possible for more homeowners in the San Mateo County to afford high-efficiency heat pump HVAC systems, which are not only eco-friendly but also highly effective in managing year-round comfort.

Federal Programs for Clean Energy Retrofits

The IRA provides funding to states, including California, to support homeowners in switching to energy-efficient appliances and systems that use clean energy. The California Energy Commission (CEC) has introduced three key programs under this act:

  1. Home Efficiency Rebates (HOMES) – Targets energy efficiency improvements and offers rebates based on performance, helping California homeowners lower energy consumption and utility bills.
  2. Home Electrification and Appliance Rebates (HEEHRA) – Focuses on rebates for specific electrification upgrades, including heat pump HVAC systems.
  3. Training for Residential Energy Contractors (CA-TREC) – Supports training for energy contractors to ensure quality installations and maintenance of energy-efficient technologies.

Through these programs, San Mateo County homeowners can access valuable rebates and professional support to reduce their carbon footprint and save on energy expenses.

Why Heat Pump HVAC Systems are Ideal for California Homes

Heat pump HVAC systems are an efficient choice for California’s climate, offering both heating and cooling capabilities. Here are a few benefits:

  • Energy Efficiency: Heat pumps transfer heat instead of generating it, making them more efficient than traditional HVAC systems.
  • Lower Utility Bills: By reducing the amount of energy required for heating and cooling, heat pumps can help lower monthly energy expenses.
  • Environmental Impact: Heat pumps use electricity rather than fossil fuels, supporting a clean energy future and reducing greenhouse gas emissions.

By upgrading to a heat pump HVAC system, you’re not only saving on energy costs but also contributing to a more sustainable future in California.

Home Efficiency Rebates (HOMES) Program

The HOMES program provides additional opportunities for savings. Unlike HEEHRA, which focuses on specific appliance upgrades, the HOMES program incentivizes broader energy-efficiency improvements. Rebates are awarded based on the level of energy savings achieved, allowing homeowners to upgrade insulation, windows, and doors, or make other improvements to maximize energy conservation.

Fall Maintenance for your HVAC | Alternative HVAC Solutions

Important Fall Maintenance for Your Home’s HVAC Systems

As the warm summer days begin to fade, it’s time to turn your attention to fall maintenance tasks that will help prepare your home and HVAC system for the cooler months ahead. By taking proactive steps now, you can ensure that your home stays comfortable, energy-efficient, and safe during autumn and winter.

Here’s a guide to essential fall maintenance tasks for your home and HVAC system.

Change Your Air Filters

Air filters play a crucial role in maintaining indoor air quality and ensuring that your HVAC system runs efficiently. As you head into fall, it’s important to change or clean your air filters regularly. Clogged or dirty filters force your system to work harder, leading to higher energy bills and potentially reducing its lifespan. Consider replacing your filters every 30-90 days, depending on usage and the presence of pets or allergies.

Schedule a Professional HVAC Tune-Up

Just like any other system, your HVAC system needs regular maintenance to function efficiently. Fall is the perfect time to schedule a professional tune-up. An HVAC technician will inspect and clean your system, check for any issues, and make necessary adjustments. This preventative maintenance can help avoid unexpected breakdowns during the colder months, saving you money and hassle in the long run.

Check and Seal Air Leaks

Before the temperatures drop, inspect your home for air leaks around windows, doors, and other openings. Sealing gaps with weatherstripping or caulk can prevent drafts and keep warm air inside. Not only does this improve comfort, but it also helps your HVAC system work more efficiently by reducing the load on it, saving you on heating costs.

Test Your Thermostat

Fall is a good time to check your thermostat’s settings and functionality. Consider upgrading to a programmable or smart thermostat, which can help you maintain a comfortable temperature while optimizing energy usage. Set lower temperatures during times when you’re not at home or asleep to reduce energy consumption without sacrificing comfort.

Clean Your Outdoor Unit

Leaves, debris, and dirt can accumulate around your outdoor HVAC unit, affecting its performance. Before the cold weather sets in, make sure to clean the area around your unit and remove any debris. This will ensure that your system runs efficiently and doesn’t overheat during operation.

Inspect Insulation

Proper insulation is key to keeping your home warm during the fall and winter months. Check the insulation in your attic, walls, and crawl spaces to ensure it’s in good condition. Adding or replacing insulation where needed will help maintain indoor temperatures and reduce the strain on your HVAC system.

Examine Your Chimney and Vents

If you have a fireplace, now is the time to inspect your chimney and vents. Make sure they are clean and free from obstructions. This ensures proper ventilation and reduces the risk of carbon monoxide buildup or fire hazards during the colder months.

Check Carbon Monoxide Detectors

With heating systems running during the fall and winter, it’s essential to check your carbon monoxide detectors to ensure they are functioning properly. Replace batteries and test the detectors to safeguard your home from the risk of carbon monoxide poisoning.

Consider an HVAC System Upgrade

If your HVAC system is outdated or nearing the end of its lifespan, fall is a good time to consider upgrading to a more energy-efficient model. Newer systems can offer better performance, lower energy bills, and enhanced comfort during the colder months. A reliable and professional HVAC company like Alternative HVAC Solutions can help you determine if an upgrade is necessary and guide you through the process.

Mold, Mildew, and Your Ductless Mini-Splits: Ensuring Healthy Air in Your Home

If you’ve recently taken a peek inside your Ductless Mini-Split and noticed something dark, fuzzy, or discolored, you might be looking at mold or mildew. These conditions are more common than many realize and can have serious implications for your indoor air quality and overall health. At Alternative HVAC Solutions, we’re committed to helping you maintain a clean, healthy living environment.

Why Mold and Mildew Form in Mini-Splits

Ductless Mini-Splits, like all HVAC systems, are designed to regulate the temperature in your home efficiently. However, their design also makes them susceptible to mold and mildew growth under certain conditions:

  • Moisture: Mini-splits remove humidity from the air as they cool, leading to condensation within the unit. If this moisture isn’t properly drained, it can create a breeding ground for mold and mildew.
  • Dust and Dirt: Dust and debris can accumulate inside the unit, providing additional nutrients for mold to thrive. Over time, this can lead to significant build-up.
  • Infrequent Maintenance: Without regular cleaning and maintenance, mold and mildew can quickly grow and spread throughout the system, ultimately affecting the air quality in your entire home.

The Health Risks of Mold and Mildew

Mold and mildew are more than just unsightly – they can pose serious health risks to you and your family:

  • Respiratory Issues: Mold spores can irritate your lungs, leading to coughing, sneezing, and shortness of breath. For those with asthma or allergies, exposure can trigger severe reactions.
  • Skin Irritation: Direct contact with mold can cause skin rashes and other dermatological issues.
  • Worsening of Chronic Conditions: For individuals with compromised immune systems, prolonged exposure to mold can exacerbate existing health conditions, leading to chronic fatigue, headaches, and other symptoms.

How to Spot Mold and Mildew in Your Mini-Split

It’s important to regularly inspect your mini-split system for signs of mold and mildew. Here are a few things to look for:

  • Visual Inspection: Look inside the mini-split head for any dark spots, fuzzy growths, or discolored areas. These can be indicators of mold or mildew.
  • Musty Odor: A persistent musty smell coming from your unit is a strong sign of mold growth.
  • Reduced Airflow: Mold and mildew can clog the internal components of your mini-split, leading to decreased airflow and reduced efficiency.

Maintaining your Heat-Pump or furnace and air conditioner is crucial for ensuring optimal performance, energy efficiency, and longevity of these essential home appliances. Neglecting regular maintenance can lead to costly repairs, reduced efficiency, and even premature replacement. Here’s why proper maintenance matters and how an Extended Service Agreement (ESA) can benefit you with Alternative HVAC Solutions.

Benefits of Regular Maintenance:

  1. Improved Efficiency: Regular servicing keeps your HVAC systems running efficiently. Clean filters, calibrated thermostats, and lubricated parts ensure that your furnace and air conditioner don’t have to work harder than necessary, saving energy and reducing utility bills. If you have a Heat-Pump, you only have to maintain one system cutting your maintenance costs virtually in half.
  2. Extended Lifespan: Like any mechanical system, HVAC units last longer when they are well-maintained. Routine inspections catch minor issues before they escalate into major problems that could potentially shorten the lifespan of your equipment.
  3. Enhanced Indoor Air Quality: Clean filters and ducts help to improve indoor air quality by reducing the circulation of dust, pollen, and other allergens. This is particularly beneficial for households with allergies or respiratory issues.
  4. Fewer Repairs: Regular maintenance can prevent many common HVAC problems, such as clogged filters, worn-out belts, or faulty electrical connections. This reduces the likelihood of breakdowns and the need for expensive repairs.
  5. Maintained Warranty Validity: Many HVAC manufacturers require proof of annual maintenance to keep their warranties valid. Neglecting maintenance could void your warranty, leaving you liable for the full cost of repairs or replacement.

Extended Service Agreement with Alternative HVAC Solutions:

An Extended Service Agreement (ESA) with Alternative HVAC Solutions provides additional peace of mind and financial security by offering:

  • Priority Service: ESA holders receive priority scheduling for service calls, especially during peak seasons when HVAC companies are busiest.
  • Scheduled Maintenance: An ESA typically includes annual maintenance visits, ensuring that your HVAC systems are inspected, cleaned, and tuned regularly.

San Mateo County History Museum

San Mateo County Museum

The San Mateo County History Museum is one of San Mateo County’s most significant landmarks.

The San Mateo County History Museum depicts the history of the peninsula – of the original native inhabitants to the people of today. It places local history in context by showing how we in the bay area influenced the world outside, and how the outside world influenced us. It tells of our world on the peninsula from the early 1900s to the present day. It tells of ships; entrepreneurs who changed the World in the areas of finance, high-tech, and biotech; about our baseball; about our immigrants and lastly, about Maverick’s – encapsulating how today, as in the past, we dare to go beyond the typical and conquer some of the tallest waves in the world of over 40 feet.

The museum was in need of renovation and improvements and in 2015, the decision was made to replace the 60-year-old boiler, radiant heating system with an upgrade to a system that was more energy-efficient and with a sophisticated energy management system. This museum has a unique and special history and to do any renovations in this exceptional landmark it would require highly experienced professionals. There were several desired traits of the new system. It must be quiet. It must have zoning, it must provide simultaneous heating AND cooling, providing for comfort in all areas of the building. It also must allow for growth as there are several additions planned for the expansion of the museum.

This would seem to be a tall order. Not so for the experts at Alternative HVAC Solutions whose skilled, factory trained and certified staff possessing over 35 years of experience providing HVAC solutions.

Alternative HVAC Solutions takes pride in taking care of commercial air conditioning, heating, and ventilation needs while paying close and detailed attention to the building. We understand that without a well-functioning HVAC system, your business and employees will suffer. Our experienced technicians have the skills and experience to work on old systems, providing preventative maintenance, repairs, and replacement parts. It is important to provide specialized care in custom systems, high-efficiency components, heating, and cooling load calculations and maintenance. We keep in mind all the needs of the project and take great care in designing and installing zoning, controls, thermostats, automation systems, humidifiers and air filtration, circulation systems.

Communication with the owners of the museum was essential in understanding the needs of the employees and the museum, as well as educating them in determining the best solutions. It was determined the best solution for the museum was to install a Mitsubishi R2 City Multi Variable Refrigerant Flow (VRF), and two Trane Roof Top Package Units, as well as providing zoning and central Bacnet hardware interface controllers to link with the county’s Energy Management System (EMS). The Alternative team designed the system configuration packages as well as ducting, gas piping, thermostats, and zoning. All this with exquisite detail to keep the history of the museum intact as well as provide exceptional comfort of cooling and heating to the employees and customers. Even the procedures for the installation of the systems with cranes were accomplished with great care.

The museum was completed in 5 months with exceptional results. This work was accomplished with the operation and employees in mind and was implemented with little or no impacts. Even though the majority of the work done by Alternative HVAC Solutions was accomplished inside, the museum was open and fully operational without disruption to employees or guests. It was exceptional and rewarding for the Alternative Team to perform the work on this significant and historical site.

Mitsubishi Intelli-heat | Dual fuel heating and cooling

Dual Fuel Heating and Cooling

A dual-fuel or hybrid system is the combination of an electric heat pump and a natural gas furnace. This system uses the heat pump’s outdoor condensing unit to heat your home using only electricity. The gas furnace comes into play when temperatures are below 35 degrees.

When using an electric Heat Pump as your primary fuel source, adding a gas furnace, as a secondary source can supplement your heating system when the temperature is colder than optimal for a Heat Pump. The fuel-efficient gas furnace can be used when it is coldest (usually below 35F). It will heat your home more efficiently and will have more capacity to bring your home to a comfortable temperature in less time. Once your home is at a more comfortable temperature, you can then switch over to your electric heat pump system and, if paired with a solar system, can utilize the energy efficiency of these combined systems.

By switching to the high-efficiency natural gas or propane furnace during colder periods, the combined system (Heat Pump, Furnace & Solar) is more energy-efficient, provides greater comfort, and has a smaller carbon footprint.

When it’s warm outside, your heat pump will reverse direction and act like an air conditioner removing warm air from your home.

Hybrid heating systems provide homeowners with an energy choice. As energy prices fluctuate, or, if the homeowner prefers the warmer air delivery of the furnace, the transition point between the two systems can be adjusted upward or downward. Hybrid systems also provide a redundant heating system should a problem arise with either one.

Systems and Controls

Some systems you might consider are the Mitsubishi Temperature Control, Trane Comfort Control Model 950, Carrier, Bryant Heat Pump and furnace Evolution system with the Evolution Connex thermostat. All of these are compatible with the NEST thermostat. We can help you select the hybrid system and controls that will best suit your needs.
